Structural features and problems of high-density residential development in modern Ukraine on the example of Odesa

Abstract

This article describes the main features and characteristics of high-density residential development in modern Ukraine, which affect the formation of a quality living environment. The main issues and ways to solve them that will affect the future of high-density housing projects are highlighted.

The purpose of this research is to study the features and problems of high-density residential development in modern Ukraine on the example of Odesa city. The main tasks of the study are to determine the impact of dense residential development on its development. To characterise the concept “high-density residential development”. Identify the types and forms of dense development. Analyse the advantages and disadvantages of dense development. Describe the main problems of dense development in Ukraine.

As a result of the search and analytical research, the main features and problems of highdensity residential development were formed. The peculiarities of high-density residential complexes are the point and perimeter formation of the development on the construction site, the prevalence of multi-storey residential complexes and the optimisation of the amount of construction resources.

The problems of high-density residential development are mainly related to the overload of the existing infrastructure of the modern city, social and economic problems, the lack or insufficient number of public open spaces, poor quality of the design and construction, and the imperfection of the current regulatory framework.

High-density residential development is a promising development area for modern Ukrainian cities, which requires the renovation and additional design and construction requirements from the state building codes. The formation of a comprehensive housing strategy for modern Ukrainian cities in the future will help to solve the main problems and provide an opportunity to effectively use high-density development to create a high-quality living environment.
